5/24/2021 PROPERTY MANAGER’S REPORT

COVID-19 VACCINATIONS- The Florida Department of Emergency Management and Palm Beach County Department of Health continue with their efforts to vaccinate all Florida residents against COVID-19. The Mid County Senior Center, at 3680 Lake Worth Road, will administer the Pfizer or Moderna vaccine to any Century Village resident. Appointments are preferred, but walk-ins are accepted. To make an appointment, send an email to: chd50cc@flhealth.gov, or call 561-625-5180. POD operating hours are Monday-Friday, 9am-3:30pm (last walk-in 3:30 pm).
CV residents who need a ride to and from the above Point Of Distribution site should send an email to UCOMAINTENANCE@GMAIL.COM. Every effort will be made to accommodate CV residents who do not drive. Also, the CV Bus Service provides frequent daily transportation to and from Publix, which now administers vaccines on a walk-in basis.
For homebound CV residents who wish to receive COVID-19 vaccines, please send an email to HomeboundVaccine@em.myflorida.com, or call 833-930-3672.
EMERGENCY GENERATOR- On 5/11, The Generator People performed scheduled service on the emergency generator at Okeechobee Boulevard Guardhouse. This maintenance service included checks of oil, coolant, and battery fluid levels, voltage outputs, and off load test runs for each unit. Fuel supplies were confirmed for this generator, approximately 400 gallons.
TREE TRIMMING- Timberland Tree Service began annual maintenance trim of trees and palms on 5/17. This company is trimming trees on UCO property and CV Associations that are managed by Seacrest Services.
LANDSCAPING- Last week, Seacrest Services cleaned out both sides of the fence along Okeechobee Boulevard and Fairway Street. Weeds were trimmed and litter was raked out on the Okee side of the fence, and the areca palms on the Southampton section side were trimmed and raked out.
IRRIGATION- Earlier this month, I noticed an increase in algae growth at CV waterways. I asked Palm Beach County Water Utilities to temporarily shut down our daily supply of reclaimed water. This water contains high levels of phosphorus and nitrogen, which is a favorite food of algae. Now that the algae bloom appears to be subsiding and our lake levels are dropping, I asked PBCWU to turn the reclaimed water spigot back on. The company that monitors water quality at CV assures us that the green algae that we have been seeing lately is harmless to people, animals, and fish.
GATORS- Last week, trappers assigned by Florida Wildlife Conservation pulled a number of gators from CV waterways, including an eleven foot long, four hundred pound whopper from the Wellington section. Please send gator reports to UCOMAINTENANCE@GMAIL.COM, or call the FWC Nuisance Alligator Hotline at 866-FWC-GATOR.
DUMPSTER NEWS- Waste Pro continues to replace rusted out dumpsters at Century Village. I will continue to monitor this effort until all nasty looking dumpsters on the PBC Solid Waste Authority punch list are replaced. There is a COVID-19 related shortage of new steel dumpsters. Waste Pro is substituting plastic and refurbished steel dumpsters as a stopgap.
NEW SCAM- “CAN YOU DO ME A FAVOR?”- I have been getting reports from CV unit owners about this scam, which involves an email that pretends to be from someone that the recipient knows, asking the recipient to purchase gift cards for the sender. I was recently hit with this one twice, the first was supposedly from a CAM in Palm Beach who I barely know: the second was from a CV unit owner and social friend of mine. See the email stream attached to this report for an example. Long story short- don’t buy gift cards for anyone.
END OF REPORT
OKEECHOBEE GUARDHOUSE- EMERGENCY GENERATOR FUEL SUPPLY CONFIRMED, APPROXIMATELY FOUR HUNDRED GALLONS.
WEST DRIVE- TIMBERLAND TREE SERVICE BEGAN ANNUAL MAINTENANCE TREE TRIMMING ON 5/17.
SOUTH DRIVE- TIMBERLAND TREE SERVICE TRIMS A LARGE RUBBER TREE NEAR WELLINGTON G.
SOUTH DRIVE- THIS RUBBER TREE, NEAR WELLINGTON G, GOT A MUCH NEEDED HARD PRUNING.
OKEECHOBEE BOULEVARD- SEACREST SERVICES CLEANED UP THE FENCELINE, REMOVING WEEDS AND LITTER.
OKEECHOBEE BOULEVARD- FENCE LINE IS LITTER AND WEED FREE.
SOUTHAMPTON SECTION- SEACREST SERVICES TRIMMED AND CLEANED THE ARECA PALMS ALONG FAIRWAY STREET.
SOUTHAMPTON SECTION- FENCE LINE IS CLEAN AND ARECAS HAVE BEEN TRIMMED.
WELLINGTON SECTION- I TOOK THIS PICTURE LAST SUNDAY. I KNEW HE WAS A WHOPPER JUST BY THE SIZE OF HIS HEAD.
WELLINGTON SECTION- GATOR IS PREPARED FOR REMOVAL. THIS IS MR. TYSON, THE TRAPPER THAT WAS ASSIGNED TO CV BY FLORIDA DEPARTMENT OF WILDLIFE CONSERVATION.
WELLINGTON SECTION- NEW PLASTIC DUMPSTERS DELIVERED BY WASTE PRO. THE PLASTIC DUMPSTERS WORK BEST AT THE HIGH RISE BUILDINGS THAT HAVE ENCLOSED DUMPSTER ROOMS TO PROTECT THE DUMPSTERS FROM BEING BLOWN AROUND IN A HURRICANE.
ANDOVER SECTION- BATHROOM CABINETS ARE NOT PICKED UP BY WASTE PRO FOR FREE. THIS ASSOCIATION AUTHORIZED THE FIFTY DOLLAR SPECIAL PICKUP CHARGE, AND WILL BACK CHARGE THE RESPONSIBLE UNIT OWNER.
ANDOVER SECTION- ORIGINAL CABINETS ARE MARKED WITH THE UNIT NUMBER. THIS MAKES BACK CHARGING EASY.
ANDOVER SECTION- THIS PILE OF CONSTRUCTION DEBRIS WENT OUT AFTER THE FRIDAY BULK PICKUP. THE ASSOCIATION, AND THEIR PROPERTY MANAGER, WERE ADVISED TO PAY FOR SPECIAL PICKUP. OTHERWISE THIS JUNK WILL SIT OUT ALL WEEK.
ANDOVER SECTION- FURNITURE PUT OUT ON SATURDAY WILL SIT OUT ALL WEEK. THIS WILL REQUIRE SPECIAL PICKUP AT ADDITIONAL CHARGE.
SOMERSET SECTION- THIS BOX TRUCK BELONGS TO A CV UNIT OWNER WHO DOES APARTMENT CLEANOUTS. IT KEEPS POPPING UP AT DIFFERENT BUILDINGS. BOX TRUCKS MAY NOT BE STORED ON RESIDENTIAL PROPERTY. THIS ASSOCIATION ORDERED THE TRUCK TO BE REMOVED FROM THEIR PROPERTY, BUT IT WILL JUST TURN UP SOMEWHERE ELSE.
WATCH OUT FOR THIS SCAM! DON’T BUY GIFT CARDS FOR ANYONE. ELAINE OCCASIONALLY DOES CONTACT ME ABOUT THIS AND THAT, SO MY FIRST REACTION WAS TO SAY “SURE ELAINE, WHAT DO YOU NEED?’ THIS IS A PARTICULARLY SNEAKY SCAM.
