A 350% increase for our guests...

 We just learned  recently that our visitors will no longer be able to benefit from a weekly rate and will have to pay $ 5 per day. I'm surprised I haven't seen an ad to this effect in the blog or in the Reporter. May I point out that for one person it is an increase from $ 10 to $ 35 per week. So an increase of 350%! 350%

I contacted Ms  Rachesky who told me that it was the decision of the Operation Committee. Ms.  Rachesky also explained to me that we pay about $ 150 per month for WPRF and that if we divide by 30 we arrive at the $ 5 per day claimed from our visitors. 

I will point out to you that the amount of $ 150 includes more than the facilities that visitors can use and especially that this amount is for two people, two residents. So we're talking more of $ 2.50 per day per person.

When I have one of my children who will visit us with his spouse, we are talking about $ 70 per week to take advantage of the Century Village facilities.$ 70 rather than $ 20.

Was there a consultation? I do not believe. I saw nothing on that. Was it advertised, I dont saw nothing neither. 

It's a short-sighted decision taken on the sly in a time of a pandemic at a time when snowbirds that are likely to have visitors are absent.

Can I ask the Operation Committee to review that decision. Maybe 5$ is fair for a single day, but for a week or two or for a month it is too much.

UCO, BENENSON, WPRF ARBITRATION RESULTS

 

Arbitrators decide next decade's Recreational Access fees.


Bound by 99-year leases signed by original condo owners in 1968-72, each condo pays a two part monthly fee, currently about $90 for access and $45 for maintenance and operations.


The access portion is determined every decade; the maintenance and operations portion, annually in negotiations between WPRF (representing Benenson) and the Operations Committee.


In accordance with the expiring (Dec. 31, 2021) Millennium Amendment, UCO and Benenson Capital Partners (owners of CV recreational properties) each chose an arbitrator, who then chose a third.


After reviewing documents and holding hearings, the three arbitrators have decided the following access fee schedule, effective Jan 1, 2022 to Dec 31, 2031:


“The Panel finds that fair market "access rent" shall be Ninety One and 00/100 Dollars ($91.00) per unit per month commencing January 1, 2022, with annual increases thereafter at the rate of 2.25% per year. Such access rent shall be due in addition to Operating Expenses and Reserves as contemplated by the Amendment and the Operating Agreement. “ (My emphasis)
