Squirrels

Watch for the squirrels.  Recently, we brought our car in for maintenance at our Hyundai dealer. The service man checked our battery and noticed a lot of stuff hanging down from the hood.  The squirrels got under the hood and destroyed the shield which would have caused a fire.  He told us we were very fortunate that they weren't rats or mice because they eat the wires and make a nest which happened to one of his customers.  They had to replace the wires which cost her a lot of money.

So, for those of you that are reading this blog, please periodically check under your hood, especially if you see squirrels around.

Is this what we have to look forward to?

Friday night (last week). It's Karaoke Night. People shuffle in, mostly regulars coming to sing or to hear the singers. Some come just to dance, some for both.
Usually people bring some sort of snack, maybe a drink or two.
We find that when food is present, our circle of friends increases. This is not a problem under normal circumstances. We don't mind sharing with our friends, and if anything is left over we offer to those around us.
The problem I have is when someone that looks like he spent the day on a corner begging for change is hanging around the Club House and starts begging for food IN the clubhouse from people trying to enjoy the amenities of living here without being accosted .
I have issue with beggars in the streets and feel there should be a city and county ordinance preventing it.
Some people make a good living doing it. I saw a woman the other day, that I see regularly on a corner with her husband or boyfriend. She usually works the corner without her teeth, looking down to emphasize her "sadness". I saw her walking out of a store, dressed very nicely, smiling with nice dentures carrying bags of clothes from the store with a couple of very nicely dressed kids in tow playing on their cellphones.
Looks like she makes a good living, making more than many in this village.
Shame.

The ID Office will extend its hours on: Wednesdays from 8:00 to 9:00am.

Not sure what the slide is conveying.

8:00 am to 9:00 am would be taking an hour away from the service.

Overlapping leases


I moved to Florida in January and Century Village WPB was my choice. Very Nice. I am renting an upstairs condo until I learn more about the condos and associations in the community.

My lease ends in October. If I find a downstairs condo in September and apply to the landlord and UCO for acceptance, and subsequently approved by the owner and association can I be an overlapping tenant of both condos for a period of 45 days?

Hi Mike,
Important point - UCO has nothing to do with your acceptance or rejection. Your Association makes this decision. UCO submits your application for investigation, but if you are moving to another unit in the same Association, another investigation is not necessary. If moving to another Association, they will require a new investigation.

What residence would my ID card be linked to and when do I take steps to change the address associated with the ID card?

The rule, is that your ID card, issued by WPRF is linked to your current Residence, Go to the ID Office when your old ID is near expiration, bring your Certificate of Approval from your new place of Residence, WPRF may want to see your new lease.

Secondly does anyone know if UCO is available to assist renters with questions like this one or is the main focus on landlords and condominium owners? Is there a specific person who may be considered a renter issues guru?

UCO will provide any assistance requested on such matters, and if the question is a legal one of Village wide relevance, we will obtain an opinion from our UCO Attorney.

Comcast wifi installation in our association.

One of our unit owners has suggested installing Comcast WIFI throughout our association. Three routers would serve our 24 units. Apparently Coventry J has gone this way. I would like to know how well this system would support our association . During the Snowbird season we have 19 units who have Internet and using multiple devices. For example..laptops, tablets, e-readers, voip phones, video streaming Total cost would be $1,300 for installation and then $123. per month for service which equals to $5.12 for each unit owner. Your comments would be greatly appreciated.

SHEFFIELD O QUESTIONS...

I know we all have questions about what is happening at Sheffield O.

It certainly is not the best looking building--signs falling down, needs painting, porches used as bulk storage, etc.  However, drive just beyond to the Coventry area and the buildings along the north canal look as bad.

In end, absent or incompetent Boards at these buildings will ALWAYS win over anything UCO or WPRF can try.

I do not like the situation either, but ranting and misdirecting the REAL blame does not help.

The last column in the charts below show your expiration date, and those Associations which have expired will have to renew with FCHR, your management company should help you to accomplish this. There is a fee of $20.00 every two years. It should be noted that some 150 Associations have either expired or are near expiration. Some Associations have actually dropped off  the FCHR Web site. Don't risk losing your status as Housing for Older Persons under the HOPA (Housing for Older Persons Act)! Check your Association and if expired, re-register today.
