New Mitigation Reports

I just received a call regarding my being available, again, for the re-inspection of my roof, in order to produce a new mitigation report. Apparently, the caller informed me that this is being re-done all over Florida. We paid for the first mitigation report, which is apparently not valid. Will there be an additional charge for this newly required inspection? Can anyone enlighten me, and other interested parties, as to whether an additional or separate charge will be levied, and why this is occuring? An officer of the builing MUST be present to sign the report.

    Yesterday I received a phone call
    regarding the mitigation and all
    they wanted to know is the date
    we have a new roof installed.
    When I gave the date I was told
    everything is okay.

  2. Hi Randall,

    Citizens Insurance Company is doing a spot check on a number of Associations which have already been done.

    Citizens is picking up the tab, so no additional charge to the Association. Toni has advised that this is not unusual.

    The Inspection company is Skytech.

    I do not know if the comment from The Nutmegger is related to this spot check.

  3. Having received a call from the Insurance Committee regarding my post, and additionally the response from David, I thought I might call to verify the information which I received from the young lady who made the appointment with me.

    Citizens is paying for the re-inspection.

    This is NOT a spot check, but will require re-inspection of all buildings in the State of Florida.

    I asked if these mitigation reports were then basically invalid. He reponded that "Baically the inspection reports WERE NOT VALID.

    Since he is the inspector, Mathew Miles, I would think that he would be certain of such answers.

    If, however, the Insurance Committee believes that this information which was just now provided by Mathew is incorrect, please feel free to correct this post, with statement from a higher authority. I would consider Citizens Insurance a higher authority. I am only passing on the information which I have been given moments ago, and hope it is completely accurate.

    Do not hasten to trash the Mitigation reports, Citizens Insurance may not accept them; but other Insurance Companies may.

    For example, your homeowners Insurance Company.

    So go slow, this issue is still in flux.

    You are absolutely correct! My concern was also for the associations with hundreds of units (or even 80, 52, etc.)that may expend the time, money and energy to reproduce these initial report and send it (6 pages) to all their unit owners as I was ready to do with mine. I'm not even sure that one stamp would do it! Then they send it to their insurance companies before a definitive answer is given. I randomly called a number of insurance agencies, and a few told me 20% would be redone, and some that more would need to be re-inspected, one said they didn't know. Would the insurance provider give a discount? I guess, consistent with your comment, David, it may be best for the individual unit owner to contact their own carrier for an answer. At least I know that I have an appointment on September 3rd, and I will receive the report in short order. Then I will send those out to the owners.

  6. My reports were all mailed on Fri 13th, oh yeah! I heard any redo was a random quality check on Meyer’s work. Keep fingers crossed.
    Randall will be glad to know that I trained UPS in double sided copying, one stamp.

  8. Were these reports mailed to the Presidents? I am away until Sunday and hope that if it was sent to the Presidents my President can find it in his mess.

    You may want to check with David as he was kind enough to provide it for me. I'm quite pleased that I am being reinspected since the form was signed by a UCO administrator (whose name I will not divulge)whereas only the President or other officer of the Association should so sign. I hope this was an isolated incident.
