Rights of owners?

I want to clarify some my rights as an owner. Does an owner have a right to attend his/her association board meetings?
I have been denied attendance by members of my board, and they have made the excuse that I  am "mentally unstable" and "violent", because I have a service dog. Please, if anyone out there thinks that I am what they say, let me know why...
I have never done anything that would warrant such comments, nor prejudice towards myself, nor any other veteran.  I find this extremely discriminatory and will be seeking legal counsel.
The shame of these few have really disturbed me to the point of asking, why am I living in Century Village. These people have damaged my reputation. I have done nothing but try to help my association and its members and make this a better place to live, but I am having my character attacked without reason.

This one is a bit scary, and may be answered simply by reference to applicable State law.The following is extracted from FS-718 the Condominium Act, and is quite unambiguous:

FS-718.112

(c) Board of administration meetings.Meetings of the board of administration at which a quorum of the members is present are open to all unit owners. A unit owner may tape record or videotape the meetings. The right to attend such meetings includes the right to speak at such meetings with reference to all designated agenda items. The division shall adopt reasonable rules governing the tape recording and videotaping of the meeting. The association may adopt written reasonable rules governing the frequency, duration, and manner of unit owner statements.

  1. Bob, its not just a right its a responsibility - in the abbreviated version of statutes from the Condominium Unit-Owner Rights And Responsibilities, Department Of Business and Professional Regulation
    Division of Florida Condominiums, etc..
    You better go to all those meetings

    6. Attend and participate in unit owner meetings;
    7. Attend board and committee meetings;
    8. Vote on issues presented for a unit owner vote and elections;
    9. Cooperate with other unit owners in day-to-day community life;
    10. Bring any concerns or problems to the board of directors’ attention;
    11. Serve on the board of directors as needed; and
    12. Be familiar with the provisions of the condominium documents. "

  2. Thank you Elaine. The latest thing is a posting on the bulletin board stating:
    "TO MEMBERS OF THE NEW BOARD ASSOCIATION
    THERE WILL BE MEETINGS ON AN ONGOING BASIS TO HELP AQUIANT BOARD MEMBERS WITH THE BI-LAWS OF OUR ASSOCIATION. WE WILL ALSO BE GOING OVER EACH DIRECTORS DUTIES...AND RESPONSIBLITIES...
    CALL THE SECRETARY IF YOU WISH TO ATTEND."

    When I called, I was hung up on. I. Had posted on the board just before calling that "while I am not on the board, I am formally announcing my desire to be kept informed of any and all Board meetings, as is my and any other owners right."
    I also stated "Please post date and time of all meetings and location of same..."

    Also quoted were our by law of not less than two day notice, in writing...

    What's a person to do?...

  3. the treatment to which you are being subjected by neighbors and bd members is malevolent as well as illegal and sickens me ---how did so many vicious residents suddenly pop up throughout our village - we do gooders seem to be the target of some very gnarly people and it is terribly discouraging - I myself am hanging on in at my assn - fighting what seems to be a losing battle --do neighbors and bd members not comprehend we have bylaws and statutes and rules to make life safe and pleasant for all? The conduct of some actually has made nme physically ill on occasion -
    I hope you will stand your ground tho the sticks and stones do hurt -especially when you are attempting to be contributory as well as exercising your rights as an owner -we just have to stand our ground ---I hope your situation improves or at least, you will find one neighbor or two to support you ----

  4. Oh there is more than one or two, as a matter of fact, some that were at the meetings have expressed their desire to testify on my behalf when and if it gets to court. I am not worried about that. The damage has been done to me already, and THAT I can not forgive. I do not tolerate discrimination of any kind, especially those under the American Disabilities Act. I am a Disabled Veteran that served my country for twenty years, and I'll be damned if I let someone get away with what they are saying and doing.
