INVESTIGATIONS
Some disturbing news has come my way, with regard to the type of investigation
conducted for thoese who wish to purchase a unit, ( full financial & criminal report)
while those who choose to rent a unit, only undergo the financial portion..
The fee I believe is the same, which is not the issue.. The fact that a criminal
report is not sought or furnished is....Surely the resident's security is at risk,
should they have by chance a neighbour who has a criminal past.
I would suggest at this particular point in time, the same criteria apply.

It is my understanding that renters only get a criminal. The owners have already been investigated for financial and criminal. The owner is responsible for and pays the monthly dues.

This is because the renter is not legally responsible for the condo fees, It is the unit owner who is responsible for the condo fees.
Just a thought however, any unit owner who rents out his unit would do well to obtain a credit check on his prospective renter to assure himself that the renter is likely to pay the rent.
There is an interesting collateral issue in this regard, current statute provides that if a unit owner is in arrears, and if his unit is rented, the Association may legally demand that the rent be diverted by the renter to the Association to cover the shortfall.
This provision, may mediate for the Association doing a credit check on the renter as well.

I don't understand posting. Are you saying that renters get only the financial investigation and not the criminal? I thought it was the other way around, as Mike says. And when you say the resident's security is at risk, what resident do you mean (or do you mean residents plural, i.e., any neighbor of the renter)? Or are you saying that a renter's criminal investigation is not as thorough an investigation as a buyer's criminal investigation? I am a little groggy tonight so may not be reading you right.

It is the same for a renter or an occupant. CRIMINAL ONLY !!!!
ReplyDeleteI just finished a sale with an occupant with 2 investigations for the Unit. A full ( financial & criminal ) for the buyer (owner) and criminal only for the occupant. That is the way it was 15 years ago when I worked in the Investigation Dept at UCO
