Association Taxes, Oh Goody

For those of you working on your association taxes, or sending form with laundry $ info to the maintenance company. Remember to deduct ½ of your water and electric bills as laundry expenses. (Ok its arbitrary). Also deduct repairs and replacements.

My 24-unit assoc finds that at 75 cents a load we break even and tax is negligible or none. We own our machines.

Meeting Thursday, Feb 3, of CV 912 Super Seniors

The Super Seniors group will be meeting at 10 am this Thursday, Feb. 3 in the clubhouse in Classroom B.

Tune into David Saxon's Village Report on Channel 63 to see our discussion about the 912 Super Seniors. The interview is shown at 8:30 and 11:3o am and then at 4:30, 5:30 and 8:30 pm.

We will be looking at input from attendees as to their concerns on current issues affecting Seniors. In the past we have shared questions and information about healthcare legislation, taxes, and the economy.

How do you know when they are aggressive. You might be history before you have figured out the sign.

Lake

There really should be some signs posted along the lake warning of potential aligators. We are right on the lake and occasionally see small children unsupervized walking on the edge and splashing the water. This is very scary to watch. When we are able, we give them a warning to stay away from the edge. This is a tragedy waiting to happen.

GUEST POOL CLOSED

Hi all,
We are advised by W.P.R.F., Inc. that the Guest Pool at the main Clubhouse will be closed for cleaning, due to an unfortunate accident.

The pool will be closed for 24 hours or possibly longer.

New UCO Reporter

I just read the new reporter that came out today. What a wonderful issue, I loved David's column and Syd Kronish's, then I got to Phyllis Richland's and it was a delight to read. Most of the letters were positive. Dom's maintenance report is so thorough and informative. We are truly blessed with so many of our volunteers, the talent is unbelievable. When I go away, I come home and thank God for leading me to this little corner of paradise. Its not perfect but I doubt that there are many places in this country where we could get so much so reasonably.

As many of you know, my 51 year old daughter had breast cancer 2 years ago and now it has spread to her brain and spine. She has been going under extensive treatment and I know many of you and friends all over the world are praying for her and we do not know what is in store for her but the prayers and concern are keeping her morale up and this is a good thing. I thank you all. She has had a good week. Thank you all Mollie

New Lift for Camden N Association

Camden N is considering installing a lift for the residents that are having difficulties walking up to the second level.

I would appreciate any input you can provide if you installed a lift in your building, such as?:

Did you have a plan how to proceed with this process.
Is it considered a common element.
How your building Insurance was affected.
What additional cost was added to your annual budget.
The cost if you are willing to share that information.
Can you recommend a company to use.
Any problems you encountered with the install, and the concerns of residents who were not willing to partcipate.

Last month the Camera Club of CV went to the Wakodahatchee Wetlands for flora and fauna. Tomorrow they are off to photograph the Philip Hulitar Sculpture Garden and Four Arts Gardens in Palm Beach. TRANSPONDER BLUES

I think many other Snow Birds will join in my frustration at the time time it takes to enter C.V. Why can't transponders similar to "Sun Pass" that can affix to our windshields on our rented vehicles be made available to those who desire such technology.
I know it has been said that portable transponders present a risk that "outsiders" will be given them by C.V. residents to bypass security. Hopefully, it is realized that the same folks with transponders installed in their vehicles can lend their vehicle to "outsiders" and accomplish the same goal of bypassing security.
I believe this is an "enforcement" problem and not an "issuing" problem. Just as the cost of the installation of the permanent transponder is borne by the resident, so too could the cost of the "portable" transponder" be borne by those who can decide the cost of such a device outweighs the inconvenience of waiting to enter the development. If misuse is determined, the transponder can easily be suspended, revoked or removed from the person committing the transgression.
Given the state of number of vacancies within C.V., I believe such common sense measures can provide one very small step in making C.V. more attractive to current and potential residents.

maintenance check list?

I am hunting for that 2 page UCO maintenance list to use in my efforts to get our assn up to date ---I read about it in several issues of reporter ---am working on getting our assn to do the in unit water inspection $5 a unit/ - and we are going to get the outside water shut off valves installed soon---thanks ---eager to get going while all our snowbirds are here!
also has anyone had the electrical inspection done?

PRESIDENTS COUNCIL MEETINGS SCHEDULED

UCO has formed an advisory group called "The Presidents Council". It is not strictly for Presidents, but also for Board members and interested Residents.

The Council is advisory in nature and oriented toward problem solving. It will be Co-Chaired by our Licensed Community Association Manager (LCAM) Rodger Carver and UCO VP Phyllis Richland .

WATER AGAIN

Hi all,
Yes, it is the dry season again and the lakes are dropping. This subject has been hashed and re-hashed in the old BLOG, please see the following URL:

The bottom line is simple, The Reclaimed Water contract allow "up to 750k-gallons" per day; that could be zero up to the maximum or anywhere in between.
The idea that this amount of water could maintain our lake levels is, and always was,  a pure fiction. It takes 1.7 million gallons to raise our lakes 1 (ONE) inch.

Furthermore, the levels drop in response to drops in the water table; the only answer to water table maintenance is Rain, which we are not getting.

The process of pumping Reclaimed Water into the lakes was not properly researched from day one! The Reclaimed water should be used exclusively for irrigation. This means it should have been pumped into a closed loop for irrigation only; thus exempting us from any water restrictions. To reconstruct the system now would be incredibly expensive.

This is a classical example of the saying:

"Don't start vast projects with half-vast ideas"

Water Level in Century Village Lake

Just a quick question. The water level in our lake is probably down by 2 to 3 feet and we are still using the lake for irrigation of our village grounds. I was under the impression that we were now connected to a pipe that supplies us with a source of reclaimed water which was supposed to be used to replenish the lakes water level when the level of the water has dropped and the lake looks like it is drying out.
When and who determins when this water supply is turned on?
It is really ashame that so much of all the new sod that was planted along the waters edge is being allowed to die as our water level continues to decline when we have the source to be used to keep the water level high.

If a new resident moves into a long time empty unit, can they get the main cable box installed by Comcast at no charge? They will probably arrive in February, DTA boxes same question? TIA.

Keeping Warm

Some villagers are dealing with the cold by buying more appliances. If you have an electric radiator, electric 'fireplace', range, oven, large microwave, dishwasher, then fuses blow at dinner time. What is the overall condo problem with this? Is there a number of appliances that should not be exceeded. Watt amps would be OK? Is it time to upgrade wires and breakers?
