CV on Google Earth
Have you seen the crisp new views of CV on Google Earth, they were made on 3/21/2011. Very nice view of our new patio, despite the dry grass! There is also a historical slider that will bring up previous photos.

GATE CALL IN
When I have a guest coming to my unit I call the phone number for guest and a
recording comes on and states to CLEARLY STATE THE NAME OF YOUR GUEST
AND DO NOT HANG UP UNTIL TOLD TO DO SO. The last 3 times I called in my
guest and clearly stated their name and was told that I may hang up the phone now
it seems when my guest gets to the gate and shows their ID they are asked for my
address. When they hesitate or say Chatham O they refuse to let them in because they
did not know the unit number so then they tell them they have to call me and tell them my address. Does anyone else have this problem??????????

As you are all aware, slowly but surely, 2010 Census data is being made available across the Nation, This includes the Census Designated Place (CDP), Century Village.

The chart above is particularly disturbing as regards Real Estate Values of all Condominium units branded Century Village. I have some ideas about this, but would first like to hear some well considered suggestions from our residents.

Please think about this situation, consider the incredible foreclosure rate and the reticence of many of our Associations to upgrade and maintain their buildings.

CENTURY VILLAGE CENSUS DATA
Hi all,
There is a comment elswhere in the BLOG regarding CV population when the Seasonal Residents are gone. Following are figures from the Census, the Census only records those who are permanent residents here in CV Florida; Seasonal Residents are recorded in their State and City of residence remote from Florida.
There is no doubt that over 50% of unit owners are indeed in residence after Seasonal Residents are gone.
Having said that, I personally believe that our seasonal Residents are disenfranchised as regards serving in volunteer and elected positions in the Village; especially in the age of technology which would allow participation in various meetings by electronic means.

DRAINAGE, ROADWAY REPAIR, ASPHALT - RESURFACING - TOWN HALL MEETING

Hi all,
There was a major briefing delivered this morning in the Clubhouse theater. The brief was delivered by our LCAM, an Engineer and by representitives from major contracting firms involved in the project.
This project involves eliminating flooding by repair of our Village drainage system, Rehabilitating our Perimeter Roadway and sidewalk system and repairing the asphalt surfaces across the entire Village as needed.
It is a three year project which will cost millions of our dollars.
This briefing was advertised well in advance and yet, only 35 unit owners attended; it was an embarrassment!
Such a level of apathy over the expenditure of such a large amount of money is difficult for me to understand. I would appreciate comments on this issue.

I believe that Toni made a mistake in her column saying that the securing of the central air conditioners is an Association expense. She says that the responsibility for air conditioners falls to the Association FOR A COVERED LOSS. Securing the air conditioners is NOT A COVERED LOSS. It is maintenance. A covered loss would be in the case of a hurricane should the A/C be damaged the Association would pay to repair it. This was all discussed at the Delegates meeting this past month and was agreed by all that it was an owner expense unless the Association decided to pay for it. I don't know why Toni wrote her column in the manner she did. I think she goofed.

Rep. Deutch at Florida Green Energy & Climate Convention: America Must Lead on Renewables
Last Tuesday, Congressman Ted Deutch addressed business leaders, local officials, and climate advocates at a statewide convention on green energy in Florida. There, he argued the United States must step up federal investments in renewables or risk being outpaced by other nations in the global race for green energy jobs. Rep. Deutch recently voted against the Republican budget, which protects subsidies for the oil industry but cuts federal loans for green energy startups and grants for research on innovative renewable technologies.
"The very future of our economy and America's energy security are hanging in the balance as petty political battles are played out in Congress," he said. "There are millions of American jobs waiting to be created by encouraging growth in ocean current technology, solar power, biofuel development, high capacity batteries, and green engineering."

PEOPLE KNOCKING ON YOUR DOOR? BEWARE!

Following is a message that I sent to FPL on a secure FPL Customer Service Web site on 19 May, 2011. The response from FPL follows. Please read the FPL response, and be very cautious if people claiming to be FPL agents knock on your door or call you. FPL states unambiguously that they do not offer Energy Audits in such unsolicited manner. UCO has NOT endorsed these people.

We have individuals in Century Village, WPB claiming to be FPL employees, conducting Energy Audits.
They are claiming to be "working in conjunction" with the United Civic Organization.
They are arriving in private vehicles with no FPL markings.
Despite a realistic looking logo on door knob hangers, some of our residents doubt that they are actually FPL employees.
These people are reported to be using "hard sell" techniques, pushing products that our elderly residents do not understand or desire.
What we need to know is simply this; are these people really FPL employees, or are they imposters propagating a SCAM on our residents?
If we do not receive a satisfactory written response within seven days, this issue will be turned over to PBSO for investigation.

Asian-Fusion Restaurant
Elsewhere on the blog, reference was made to another Asian Fusion
Restaurant on 44l ( SR 7) and the inference that the Military/
Community location was an extension...Not having visited the former
cannot comment, however the latter afforded a most pleasant ex-
perience. The selection is extensive, one can order from their
menu, which is exclusively Chinese..Cantonese, Mandarin etc., or
self service, from their vast buffet which has a section devoted
to Sushi, desserts, consisting of fresh/canned fruits,puddings &
last but not least....various flavors of Ice Cream.. For my dining
companions it was most enjoyable and definetely will be re visited.

Final or Not
Did you get your Revelation of Hope mailing, colorful enuf to frame. But I digress. I see they are meeting at 7pm on Saturday, and also Sunday, how is that possible after the end of the world tomorrow. I suppose there may be a very small group of people left in CV, who will share food until their end 5 months later. I don't have enough to share with you Mike!

Only 150 Houses

Have too many foreclosed properties? Why not give them away?
That's what Bank of America plans to do with as many as 150 vacant and abandoned properties in and around Chicago through a new "collaboration" with the city that's intended to address the problem of abandoned properties.
"Unfortunately," BofA said in a statement, "many homeowners faced with unemployment, underemployment and other economic hardships have transitioned to alternative housing situations, and in many cases, have walked away from their homes, leaving behind vacant and deteriorating properties that can cause neighborhood blight."
As part of the new effort, BofA plans to:
• Register properties with the city when the mortgage is delinquent and the property has been identified as vacant and abandoned.
• Identify up to 150 properties that will be referred to a new Cook County vacant and abandoned building court call in an effort to speed up the foreclosure process and return the properties to stable, productive use. The foreclosure timeline for vacant and abandoned properties in the area currently averages 18 months, the bank said.
• Contribute funds toward the city's costs of demolishing deteriorating buildings on the donated properties.
• Donate foreclosed and vacant condominiums to the nonprofit Community Investment Corp. as part of an initiative to upgrade, preserve and stabilize management of affordable rental housing. "

The last Mango in Paris
I am loaded for bear today. I Iooked out at our mango tree this morning and there were an older and younger woman stealing the unripe fruit. It took time to get outside and follow them, but when they put the bag of our fruit down at Kent pool I took it back. I explained condo living to them. What lying and foul mouths they had, I wish I had my camera. They would not give me their names! But I know what they look like. Our residents and Security will be watching and ready.
Best Glass Lizard Cocktail
Serving a tasty Glass Lizard entre' this summer? Try this refreshing beverage to compliment your succulent meal:
1.5 cl Rum
2.3 cl Vodka
1.5 cl Lime Juice
1 cl Grenadine Syrup
Puree one Glass Lizard
1. Fill a Lowball glass with ice.
2. Pour Vodka over the ice.
3. Then add the rest of the ingredients.
4. Serve.

HOW TO COOK A GLASS LIZARD

1 Glass Lizard (GL), obtained from a trusted source or familiar environment; avoid the risk of eating a Lizard that has eaten a poisoned insect.
• 1 box of cornbread mix
• 1/2 cup egg whites
• Splash black pepper
• 1/2" oil (depends on pan size)
Refrigerate the carcass as soon as possible. It can also be frozen. The meat's integrity remains intact, and the coloration of the skin is unaffected
1) Skin the lizard. Cut off the head, strip off the skin, and remove the guts of the dead GL.
2) Rinse the meat, and cut it into pieces with a sharp knife or poultry shears. Make the cuts between and at the same angle as the ribs to avoid cutting the ribs. If the ribs are severed, they may be difficult to remove from the meat after it is cooked. Some people prefer to soak the ready-to-cook GL pieces in saltwater for a day or two to remove any remaining blood or "gaminess" from the meat.
3) Dip the segments in a bit of egg white (milk would also do) before dredging them in a pepper and sweet cornmeal mix (or cornbread mix with some extra black pepper). Shake off the excess.
4) Heat about 3/4" (2cm) of canola, vegetable, or peanut oil in a heavy frying pan until quite hot. Add the lizard pieces one at a time to avoid from dropping the temperature in the pan too quickly. Use tongs to keep your fingers away from the sizzling hot oil, watch for dangerous splatters, and use a screen if necessary to prevent a mess. Turn the GL pieces just as the batter begins to turn golden - by the time it starts to brown the lizard will be overcooked. There's not much meat on the bones, and the muscles are thin and lean.
5) Drain and cool. Remove the lizard pieces before they're quite done - they'll continue to cook after removal from the pan - and set them on paper towels to drain and cool.
6) Serve your fried lizard bits warm, and provide napkins - this is finger food. Accompany with most anything you'd serve with fried fish.
7) Enjoy the lizard meat. There should be a line of muscle along either side of the spine; this is the thickest piece of meat on the lizard's body. The ribs are quite firmly attached to the spine, so scrape your teeth over them firmly to remove the rest of the meat from the ribs.

Lizard or Snake
Something new frolicked on our walkway, I guess it did not know it was secretive and rarely seen. Sic: Glass lizards are legless they are often mistaken for snakes. These beautiful shiny lizards can be distinguished from snakes by their visible ear openings, eyelids, and small scales on the belly. Glass lizards are the largest of Florida’s native lizards, but the most secretive and difficult to see. They feed on insects and spiders. 3' long and harmless.

A man with a hose and bucket was trying to steal gas from cars in the Sussex area on Sunday evening. Stay aware folks. Residents gave chase and gave the Sheriff the license plate number.

Be careful AFTER making the ATM withdrawal
A friend of mine was recently robbed at gunpoint by two men after making an ATM withdrawal. She was not robbed outside the bank, but only after she had driven some distance to a school where she worked after-hours. Apparently the two robbers saw her make the withdrawal and followed her. If she had gone into a gated community like ours or if she had gone to her home where there were people around, I suppose the two men would have left for better pickings, and she would have been none the wiser.
This is something to watch out for. I’m accustomed to keeping an eye out when using the ATM. Now I'll be on the lookout for anyone following me in a car, and I'll be careful about where I get out of the car.
Witholding lawn irrigation water?
A neighbor of mine recently said he was told the reason his building is not receiving any irrigation water is because Seacrest controls it. After several phone calls, all of which debunked such a claim I understand now that Seacrest does not now nor have they ever controlled where and how the water flows around the village.
If your building isn't being watered contact your management company!

The Seasonal Condo Closing Checklist is not clear on item #19:

Can someone tell me if a CV Condo owner has the right to shut off his own water at the outside meter when leaving for the summer? Or does the Palm Beach County Water Utility Department have to be called in to do the task?

Can someone tell me if a CV Condo owner has the right to shut off his own water at the outside meter when leaving for the summer? Or does the Palm Beach County Water Utility Department have to be called in to do the task?

Space Shuttle Endeavour
Space Shuttle Endeavour lift-off is scheduled for 8:56 a.m. tomorrow 5/16. The space agency's launch weather officer, said there is a 30% chance that strong crosswinds or a low-cloud cover could force a launch delay Monday. Conditions are expected to deteriorate should the mission's start be pushed back to Tuesday, with a 60% chance of postponement. The weather is likely to improve considerably by Wednesday.
I'm really going to remember to look this time.

I agree with the statement - You are beating a dead horse!!! Do your own research - Mizner has been at this same issue for 10 plus years and as long as the commissioners keep pushing it back and asking for more revisions is will probably be another 10 years. Who is going to pay for the legal fees since you have retained the Land Use Attorney? The Delegates have no right to vote on additional monies - this is one issue that needs to be brought to the entire village. Time to work on the one vote issue!!!!!! You are crazy if you think the village will keep spending $$$$ we don't have. It's almost impossible to buy groceries, pay the FPL bill, buy gas - let the darn golf course go the way of mother nature. WE CAN'T AFFORD THIS FIGHT.......

Senior Driving Course--June
I called WPRF and there is no course scheduled for June 2011 and I need a course before June 11, 2011 to get the Ins. discount.

BE CAREFUL WHAT YOU WISH FOR, YOU JUST MAY GET IT
Hi all,
There was a motion raised from the floor at the Delegate Assembly, the essence of the motion was that "all contracts" had to be approved by the Delegate Assembly prior to signing. The motion was tabled due to lack of quorum.
I am advised that a person was actually in the lobby, or perhaps in front of the door, soliciting signatures on a petition to the effect of the motion.
In this regard, there has been pot stirring for weeks over the work underway by UCO to effect long neglected rehabilitation of the Roadways. Therein lies a tale:
As for the Roadway money, the Roadway Reserve has been approved by the Delegate Assembly for many years, every year in our Budget Build process, the Delegates have approved the contribution of about $5.00 per unit per month; reserved for Roadway repair.
Currently there is some $3,000.000.00 in this fund, and due to the flooding, the potholes, the cracked walkways, leading to slip and falls, the LCAM, the Bid Committee, and the Officers decided that it was time to start roadway repair; that is the responsibility that you The People placed on your Officers when you voted. It is interesting to note that the very people complaining about this process did absolutely nothing to correct the problems when they were in office.
We engaged an engineering firm, which was selected based on Bid process, to study the entire problem, the engineers noted that the Swales and Drainage had to be corrected prior to actual repair of the Roadway, in order to prevent damage due to flooding.
So, we have commenced the project, based on years of approval by the Delegates of the funding of the reserve line.
So, what exactly have we done that is wrong? In light of a legal opinion by the UCO Attorney that states that the yearly approval on the Reserve funding line, done as part of the standard Budget Build, gives us authority to spend the money on the designated repair, without asking for yet a second authorization, absolutely nothing has been done wrong!.
It is important, that thinking unit owners separate reason and law from the pot stirring of a few malcontents!
If this sort of constraint is observed to an extreme, many expenditures, required for emergency repairs or day to day operations would be slowed to the tempo of our monthly meeting cycle; for example, when a 36 inch drain collapsed at Oxford 100, and a large sinkhole opened up; it had to be fixed, now!
Another interesting outcome of this motion if it passes, would be the problem of escalating gas prices, which are now running ahead of our budgeted level of $3.50 per gallon. This requires diversion of certain funds not budgeted; should we stop the operation of the Buses, the Rover and the COP vehicles so we can ask for permission to spend the funds which exceed the Budget allocation??
You, the unit owners and your Delegates voted us in to execute the daily tasks of operation of the Village; the proper fruit of our intimate knowledge of the situation is action!
So, again I entreat you all, don't let a minority of malcontents drive you to unreasonable conclusions.
Of course, if you disagree, the elections are not that far away; the choice will be yours.

FPL applauds state taking legal action to stop unsolicited energy audit calls.
The Florida Department of Agriculture and Consumer Services (FDACS) filed legal action to stop an aggressive marketing scheme targeting customers of FPL and other Florida utilities.
We received reports from thousands of customers and worked closely with FDACS, customers and law enforcement officials for nearly a year to help stop the relentless solicitations, which used FPL's name and trademarked logo without authorization.
Some of the unsolicited calls claimed to be an "important message for FPL customers." The group also may have posed as employees of FPL or FPL-approved contractors in order to conduct home energy audits and sell energy-related services or equipment.
"On behalf of our 10,000 employees and 4.5 million customers, FPL wishes to thank the state and local officials who worked for many months on this operation," said Marlene Santos, FPL's vice president of customer service. "While today's action is great news, we urge our customers to remain vigilant and report any suspicious calls or visits."

MANDATORY RECOMMENDATION FROM AMERICAN COASTAL
We have been advised that American Coastal, our property insurer, has inspected our properties and has found some air conditioning units on the ground that are not properly secured and pose a hazard if there is a wind storm/hurricane.
This recommendation is mandatory for all A/C units on the ground to be inspected by a licensed air conditioning contractor and secured if they do not meet the necessary wind storm standards. It is necessary that all units meet the standard.
Failure to comply with this recommendation is possible grounds for cancellation, or non-renewal. They have given us 60 days to comply with this recommendation. Our completion date is 6-1-11 to advise our agent.
UCO and the Bid Committee have reviewed the bids from three licensed air conditioning contractors but you are free to choose any licensed air conditioning contractor you would prefer. They are:
Aztil Air Conditioning $89.00 per unit 561 433-2197 Jason
Gotham (Kilcoyne’s A/C) 75.00 per unit 561 575-2653 Robin
Triton Associates 45.00 per unit 561 282-0440 Jay
All of these contractors have been advised of what is necessary to complete the job and have agreed to inspect all ground units and only charge for repairing units that fail to meet the wind standard.
As of the last revision of #718, the responsibility for air conditioners falls to the Associations in case of a covered loss. Therefore, the expenses should be borne by the Association and not the individual unit owner.
If you or your Association has questions or would like us to help, please call the Insurance Committee at 683-9189 ext 150 or 151 for assistance. You need to advise us that the work has been completed. Again, our completion date is 6-1-11 to advise our agent .
